WHAT WE DID
The commercial development at 2-4 Blue Street, North Sydney was designed as a 5-star green star project and as such features a number of energy saving ventilation technologies including fan assisted variable air volume boxes serving the office areas on each floor, plate heat exchangers for heat recovery from the condenser water systems and modulating outside air dampers that open and close in response to occupancy levels on each floor. Conditioned supply airflow throughout the commercial tenancies is remotely monitored, with flow rates modulating in response to zoned temperature data.
The building also features a zoned smoke extraction and stairwell pressurisation system as part of the fire engineering solution. This system had to be configured to ensure each fire affected floor plate receives the correct amount of smoke exhaust extraction as well as adequate segregation from non-fire affected floors by way of air pressure separation.

ABOUT THE BUILDING
2-4 Blue Street is a commercial office building located in the heart of the North Sydney CBD. Each of the 10 floors feature large, open plan work spaces allowing for flexible layouts and a collaborative working environment. The 14,500 square meter development also features off street parking for tenants, dedicated end of trip facilities and a series of wellness gardens with views to the city and the Harbour Bridge.
